The following is a general overview of the process. The specific steps may vary depending on the property, the terms of the contract, and the customer’s circumstances.

If you're looking for a rental home

STEP 1 Inquiries and Confirmation of Preferred Conditions

We will confirm your preferred area, rent, floor plan, number of occupants, desired move-in date, and immigration status.

STEP 2  Property Listings

We will search for properties that meet your criteria and provide you with property information.

STEP 3: Property Viewing

We’ll take you to see the properties you’re interested in in person. If you’re contacting us from overseas, we’ll send you the property information first.

STEP 4: Tenancy Application and Screening

Prepare the required documents and undergo screening by the landlord, property management company, guarantor company, and other relevant parties.

STEP 5  Explanation of Important Matters and Contract Signing

A licensed real estate broker will explain the important details to you, and once you have reviewed the terms of the contract and the initial fees, we will sign the lease agreement. We will hand over the keys to you after the contract procedures are complete.

When Purchasing Real Estate

STEP 1  Inquiries and Financial Planning

We will confirm your purpose for purchasing, preferred area, type of property, budget, down payment, and financing preferences.

STEP 2  Property Introduction and Comparison

We will introduce properties that match your preferences and compare factors such as price, location, management conditions, and costs.

STEP 3  Viewing the Property and Submitting a Purchase Offer

After reviewing the property, if you wish to purchase it, you should clarify the terms and submit a purchase application.

STEP 4: Explanation of Important Matters and Sales Contract

A licensed real estate broker will explain the important details regarding the property and the terms of the transaction. After you have reviewed this information, you will sign the purchase agreement and pay the earnest money deposit in accordance with the terms of the agreement.

STEP 5  Settlement, Registration, and Closing

Upon payment of the remaining balance, we will file the necessary paperwork, such as the application for transfer of title. You will then receive the keys and relevant documents, and the property will be handed over to you.
